When a block takes control of itself, the work doesn’t disappear — it lands on a handful of neighbours giving up their evenings. Budgets, demands, the trust accounts, compliance deadlines, Section 20, the endless questions. Reeve does that work, so the people who own their homes can stay in control without turning into part-time property managers.

The problem we're built for

Leasehold management has a trust problem. The people who choose your suppliers are too often the people who profit from the choice.

Millions of leaseholders pay service charges into a system they can’t see into. Managing agents pick the insurer, the cleaner, the contractor — and have, too often, pocketed a commission for the privilege. The incentives point the wrong way.

The law gives leaseholders real power to fix this — the no-fault Right to Manage chief among it — but the process is technical, the deadlines unforgiving, and a single defective notice can sink a claim. So most blocks never start. Reeve exists to change that: to make taking control, and then running things well, something an ordinary group of neighbours can actually do.

Your money stays yours

Reeve never holds client money. Service charges sit in your block's own statutory trust account; we run the books and the payment rails, and the interest stays with the leaseholders.

You choose — we never take a hidden cut

The marketplace shows you transparent options and is funded by suppliers, not by a markup on your block. Paid placement is labelled and walled off from ratings. The opposite of the agent-commission model.

Information, not legal advice

We give you tools and plain-English guidance, and draft every statutory notice for your approval. Reeve never auto-files anything, never conducts litigation, and hands off to a solicitor when it matters.

Founding block

Built with a real block, not in a lab

Reeve’s first home is Marlborough Court (Chiswick, London · 21 flats), our design partner — mid-Right-to-Manage right now. We’re building the product alongside the people actually doing it: the participation slog, the notices, the first budget. Leasehold is concentrated in London and the North West, so that’s where we start.

How Reeve makes money

No hidden lines. Here's every way we earn — and the guardrails that keep it honest.

  • A small Formation fee, paid by the organiser, to run the claim.
  • A per-unit subscription for the management OS once you've taken over.
  • A small, disclosed payments-processing margin on collection — we never hold the money.
  • Supplier- and agent-paid listings on the marketplace, out of their margin — never a markup on your block.
  • Group-buying: we aggregate demand for better rates, you pay less, and we keep a transparent slice of the saving.
