Pricing questions

Why is Formation paid by the organiser, not the block?

Before you've won the Right to Manage there's no service-charge budget to draw on — and no company yet. So the lead organiser pays personally to run the claim. It's a few pounds a month, or a one-off, and it's the cheapest part of the whole journey.

What's included in the £80–100 per unit a year?

The full operating system: AI budgets and compliant demands, Direct Debit collection into your own trust account, trust accounting and the year-end pack, the compliance calendar, Section 20 major works, the resident portal, wiki, directory and meetings. For a 20-flat block that's roughly £1,600–2,000 a year — a fraction of a managing agent's fee.

Does Reeve ever hold our money?

No. Service charges always sit in your block's own ring-fenced trust account. Reeve runs the books and the payment rails and takes a small, disclosed payments-processing margin — but never holds client money, and the interest stays with the leaseholders.

How does the marketplace stay neutral if suppliers pay?

Suppliers and agents pay out of their own margin for verified listings and introductions — there's no markup added to your block's price. Paid placement is clearly labelled “Sponsored” and walled off from ratings, and any “best value” suggestion is explained and never pay-to-win.
